Paulo Hernandez

Land Planning:

 

Mr. Hernandez has over 23 years of experience in Land Use Planning, Project Management, Development Entitlement and working with Local City and County Governments. Most recently, Mr. Hernández has provided real estate advisory services including strategic land use planning, highest and best land use analysis, land transaction negotiations and achieving development entitlement approvals from local governments on behalf of public and private sector clients. Recent clients include governmental entities, school districts, land developers/builders and private landowners.

 

In partnership with Silicon Valley Advisors of San Jose, facilitated numerous approvals from local governments to achieve the highest and best economic use for both public and private clients including but not limited to the County of Santa Clara, San Jose Water Land Company, ROEM Development, Good Samaritan Hospital, San Jose Elks, Alum Rock Union School District, National Hispanic University, Reed & Graham Incorporated and several local and nationally recognized residential developers. The process has involved preparing project budgets/schedules, preparing and submitting land use applications, negotiating and managing consultant agreements, project management, and close coordination with land developers, local governments and elected officials.

 

He also worked with Counties of San Luis Obispo and San Mateo as a Planner managing development and land subdivision applications for conformance with zoning and land use policies.

 

Redevelopment:

 

Paulo Hernandez worked for five years at the San Jose Redevelopment Agency and was directly involved with most aspects of redevelopment. During this time Mr. Hernandez managed a $5 million budget to restore older and historic buildings in the Downtown Core Area; Authored and amended redevelopment project area plans; Developed and managed budgets and schedules and assisted with management of Downtown redevelopment capital projects including the new San Jose City Hall, San Jose/SJSU Joint Library, California Fox Theatre Restoration, Fourth Street Garage/Mixed Use Project and Horace Mann Elementary School.

 

He was eventually promoted to financial/budget analyst and assistant project manager to the planning and construction division that oversaw all capital projects in Downtown San Jose.

 

School Districts:

 

Through partnership with Public Property Advisors of Santa Clara, California, Paulo Hernandez provides real estate advisory services for school districts. The Public Property Advisors partnership provides advisory services on all aspects of real estate including but not limited to negotiation and facilitation of land/facility leases, land planning, managing and facilitation of all efforts related to conformance with California Education Code, declaration and disposition of surplus District lands, negotiations and facilitation of property exchanges and in most cases manage all aspects of negotiations related to District-owned real estate.

 

Mr. Hernandez is a proud graduate of the Cal Poly San Luis Obispo College of Architecture and Environmental Design – Degree & emphasis in City & Regional Planning and Architecture.
